Why do you need an architect?
Just because the architect seems great on paper and on the phone, doesn’t mean he/she is the best choice. If you know anyone that has opened a business, ask them for their recommendation. When choosing an architect, it is best to go with someone that another business owner had a great experience with.
The architect will be the person that you spend the majority of your communication with for the first few months. The architect draws the plans that best suit your needs according to your space. Many architects have options where you can add on interior design options and lighting design so that you are one step ahead. This is NOT something that you have to take advantage of.
The architect then submits the drawings to the engineer, who reviews the drawings and implements the allotted HVAC tonnage, electrical supply, etc. The engineers are the individuals that know the size capacity of air conditioning system you will need for the space, the voltage of lighting you need in each area, and how the mechanical components of the space is constructed.
The cost for the architect and engineer is anywhere from $4500-$10,000 depending on the commercial retail space.
